Bridge Capital is not a small business lender, but does maintain relationships with lenders who are. We regularly refer business to those sources.
Why? Because sometimes brokers and borrowers approach us with "business loan" transactions rather than our specialty which is lending options for "real estate investors".
The Main Difference is the nature of the income stream. Conventional underwriting uses market or actual property net income for loan qualifying. SBA Lending companies and banks place additional emphasis on the owners business located on the premises.
Exceptions? Of course, there can be a few but they are rare. Some of the life insurance companies will loan on larger single tenant properties (hotels, franchises, etc.) with a track record.
What business options are available? Actually there are quite a few including some very good government sponsored loan programs. Including B&I (Business and Industry), Direct Bank construction to permanent, SBA 7a, and SBA 504. programs.
