Bridge Capital Commercial Mortgage is a broker providing short term private money financing secured by all types of California Commercial Real Estate. Private Money Loans are most suitable for situations where the bank loan isn’t practical due to time or underwriting constraints. These transactions are financially feasible but must rely on existing equity to overcome short-term obstacles. In all cases the real estate loan must be tailored to fulfill the needs of the borrower and the property.

Investing in trust deeds secured by California real estate is secure and simple. If you are a seasoned investor, you already know the many benefits of trust deeds. Today, in many cases the net return is 9% to 12% depending upon the program and considering your risk tolerance.

Loan Program Highlights -

  • Loan Size - From $1,000,000 to $10,000,000 (or more)
  • Location - California (other Western States considered)
  • Security - First and second trust deeds
  • Collateral - Improved commercial and multifamily real estate
  • Rates - From 10.50% to 13.00% (as of July 7,2008)
  • Terms - Interest Only, 1 to 5 Years
  • Fees - 4 to 6 points plus normal title & escrow costs
  • Max LTV - 65% (70% on a case basis)
  • Due Diligence - A deposit for reports (if necessary) following review

Construction Lending – Available and negotiated individually to meet circumstances.
